1.     Initial in-home consultation to discuss project scope

2.     Preparation of design proposal.  Client provides any existing PDF floor plans & inspiration photos

3.     Client signing of Design Agreement, deposit is paid, & schedule is determined

 

PROGRAMMING PHASE 

         

  • Meeting # 1: Concept meeting - identify Client needs, establish goals & objectives & to determine style, colour & aesthetic preferences

  • Site measure

  • Take inventory of existing furniture, fixtures & equipment (FF&E) to be used in the project

  • Develop project schedule & preliminary project budget if required

  • Determine feasibility of scope & inform Client of any restraints that will affect feasibilit

  •  Take photographs

 

SCHEMATIC DESIGN PHASE

  • Review programming requirements

  • Develop spatial adjacencies, space planning

  • Preparation of existing floor plans & preliminary proposed floor plans

  • Further develop project budget if required

  • Meet with consultants & contractors as required

  • Preliminary selection of fixtures, finishes & equipment (FF&E).

  • Meeting # 2: Design Presentation - drawings are approved or revisions are made

 

DESIGN DEVELOPMENT PHASE

  • Finalize floor plans.  Issue Building Permit drawings if required. Apply for Building Permit if required

  • Develop & present for client review & approval, final design recommendations of FF&E  

  • Prepare FF&E specifications, elevations, lighting plans, & millwork drawings as required

  • Review & revise project budget if required

  • Meeting # 3: Design Presentation - present final design recommendations & elevations, lighting plans, & millwork drawings as required

 

CONTRACT DOCUMENTS PHASE

  • Prepare & issue final construction drawings, specifications & schedules ready for construction

  • Meet with professional services or specialty consultants as required

  • Collect & review bids from qualified vendors & trades, assist client in awarding contracts if required

 

CONTRACT ADMINISTRATION PHASE  

             

  • Make periodic site visits to supervise installation of FF&E. Post-installation site inspection for omissions or damages

  • Perform deficiency walk through with Client & prepare deficiency list with Contractor

  • Review & approve shop drawings & samples to assure they are consistent with design concepts

 

If NOT being performed by the Contractor:

  • Administer contract documents as the client's agent

  • Preparation of & issuing of Purchase Orders for FF&E, ordering as required
