HOW TO SELL YOUR HOME FAST


In today's competitive housing market, looks matter! Many people are not able to see past an ugly paint colour, dated furniture, or clutter. Here are a few tips to get your home showroom ready to get listed on the market.

PAINT

The quickest and cheapest way to give your home a fresh new look that will appeal to the masses is a coat of paint. Chances are, the new homeowners will repaint to their taste anyways, so keep it light and neutral. You can read about my go-to neutrals here.

DECLUTTER

Realtors and stagers will suggest to remove personal items such as family photos, knick knacks and and unnecessary clutter. Not only will this appeal to the market because its neat and polished, it will actually make your space seem bigger and less overwhelming when they first walk into your home. They will be likely to focus on the important things like that amazing chefs kitchen, or new hardwood flooring you put in last year, rather than grandmas crocheted blanket or your school photos. Don't put it all away, you want your home to look lived in, but with minimal clutter. Don't forget to tuck away the kids toys too. First impressions are everything, so make it count!

STAGING

Staging is the act of making an unfurnished house appear lived in to entice buyers to purchase the property. The goal is to make the buyer feel at home when he/she tours the property. Home staging is popular because it provides the buyer with an idea of how furniture could be placed in the home and how much space will be available when it's furnished. Like decluttering, it's important to stage to appeal to the general public, not to any specific group of people. If you are going to do it yourself, keep it simple, neutral, and well coordinated. Or, your best bet is to hire a professional stager. They know exactly what you need to do, and make the process quick and easy for you when you are already consumed with your move.

MINOR RENOS

If your home is outdated and in need of a little makeover, don't spend a ton of money on renovating, you likely won't get the return on your investment. You are safest to spend your money on minor upgrades like lighting, plumbing, and possibly new flooring. Remember, many home buyers have their own plans for renovating, so don;t spend a ton of cash on improvements that may very well get removed after your house has sold.
